Two Haines City homes, same price. Why are the monthly payments different?

November 07, 2026•1 min read

You saved two Haines City listings with the same asking price. One advertises a lower payment. Before crossing the other house off your list, put the addresses side by side and find out what each estimate includes.

Start with the same mortgage assumptions

Use the same purchase price, down payment, interest rate and loan term for both homes. Keep mortgage insurance on its own line if it applies. Now you can see which differences come from the property itself.

Get numbers for each address

Ask for an estimate of taxes after purchase, an insurance quote for each property, HOA dues and payment frequency, and any community development district or other assessments. Ask which assessments are already included in the tax figure so you count them once. For new construction, check whether the tax estimate includes the completed home.

Convert annual and quarterly bills into monthly dollars

Suppose one home has $450 quarterly HOA dues. That works out to $150 a month. If the other has $600 annual dues, that’s $50 a month. If insurance for the second home costs $80 more each month, the combined HOA and insurance difference shrinks to $20 a month. Taxes and other assessments could still change which house costs more.

Bring both listings and your target payment. We’ll compare the same line items, flag what still needs a quote, and show you how much room each property leaves in your budget.
